Renting from JCS Realty

The property I am wanting to rent says “small pets only”. What is considered a “small pet”?

A "small pet" is a cat or dog weighing less than 25 lbs.

Since JCS Realty manages property for Owners, the Owners set their own pet policies.  Some owners, for various reasons, like to limit the size of pets allowed to live in the home.  Any dog or cat less than 25 lbs will qualify as a “small pet.”  However, this does not mean that all pets under 25 lbs will qualify.  If you have a pet, that is not a cat or dog, and are curious whether it will be approved prior to applying, please call us.  We will be happy to answer any questions you might have regarding non-traditional pets.

How long does it take to hear whether I’m approved for a JCS Rental after I submit my application

Generally, the waiting game takes approximately 2 days. However, applying on a Holiday or a Friday could extend your application processing time.

You’ve found the perfect home, just sent off your application, and are now waiting anxiously to hear if your dream is becoming a reality.  Trust us–we understand, and are working diligently behind the scenes to make sure the information gets back to you as fast as possible.  Unfortunately, getting all the data back and in our hands for review takes time… a lot of it!  On average, it only takes between 24 to 48 hours for everything to come in after you submit your application, but applying on dates close to a Holiday or late in the work-day on a Friday, could cause your application review time to be extended. 

While we understand every minute after applying can feel like an eternity, we ask that our applicants allow at least two business days to hear back from one of our Leasing Agents.  You will be notified via email whether your application has been approved or denied. 

I’ve decided to apply for a JCS Rental, but am worried that someone else may have already applied for the same property. What should I do?

Submit your application. In the event someone applied before you, and is approved, we will promptly refund all application fees.

All applications for JCS Rentals are reviewed on a first come, first serve basis.  In the event you submit an application and another applicant has applied before you, you will automatically be next in line in the event the other applicant is not approved.  If the other applicant is approved, a representive from JCS Realty will reach out to you to see if you would like to move your application to another one of our great properties.

How does JCS Realty evaluate rental applications?

There are four main criteria JCS Realty reviews in the application process: Employment (Income), Credit Score, Credit History (Monthly Payments), Criminal History

So you want to apply for a JCS Rental, but are unsure you would qualify and don’t want to waste your money?  We completely understand!  Let us explain what criteria we’re evaluating and why:

Employment (Income)- At JCS Realty, our job is not simply to match people with homes, but to match homes with people.  The unfortunate reality is that, sometimes the home we want, we just can’t afford right now.  The last thing we want to do as a responsible company is be forced to evict someone from their home because they couldn’t afford it.  As a general rule of thumb, we like to see an applicant(s) household income be at least 4 times the monthly rent amount of the property for which they are applying  For example, lets say a couple applies for a JCS Rental and the wife brings home $2,400.00 a month and the husband brings home $2,200.00.  To figure the maximum monthly rental amount they could qualify for, they would add the incomes together and then divide by 4: $2,200+$2,400= $4,600.00. $4,600.00/4=$1150 per month.  Therefore, these applicants would be approved for a rental home with a monthly price of $1150 per month or less.

Credit Score – While Owners for which we manage properties set different limits on what Credit Scores are acceptable, a credit score at or above 550 is a good indicator of eligibility for a JCS Rental. Your Credit Scores give us a good indication as to whether you will or will not follow though with your committments on the lease contract.  

Credit History – When you submit your application, JCS Realty will be provided with all debts and monthly payments that you are currently making.  Also, we will be supplied with any unpaid debts that may have been turned over to collections.  Almost all of us in the modern world have debt, and debt alone will never diqualify you from your dream home.  However, these monthly payments will be counted against your income in the first section of criteria; therefore reducing the original price point you might have initially qualified for.  In the event you have had a judgement issued against you for collections of non-payed rents in the previous two calendar years, you will automatically not be eligible for a JCS Rental.

Criminal History – Every application submitted provides JCS Realty with a full and comprehensive criminal report on each applicant.  Most Felony convictions and some Misdimeanors may prevent you from being eligible for a JCS Rental.   In the event you are unsure if you would fall into this category,we recommend you give us a call prior to applying, so one of our Leasing Agents can help you get the information you need.

How do I apply for a JCS Realty Rental?

You can apply here on the website or stop by our office anytime between 9:30 a.m. - 5:00 p.m. on Monday-Friday.

Found a property you like?  Ready to make it your home?  Here at JCS Realty we try to make the application process as simple as possible– we know you have other things to worry about (like which rug will look best in your new living room)!  You can apply online, 24 hours a day, by going to the Rental Listings page located under the Leasing Tab on our homepage.  From here, locate the property for which you are interested in applying, enter your information and submit.  If you don’t want to apply online and would rather stop by to see us, no problem–we love visitors!  Stop by our office anytime from 9:30 a.m. to 5:00 p.m. Monday – Friday, and one of our Leasing Agents will be happy to assist you through the applicaiton process or answer any questions you may have.

All persons over the age of 18 who will be living in the home must submit an application.  Non-refundable application fees are currently $29.50 per adult for processing.

Does JCS Realty accept Section 8 Vouchers (HUD)?

Yes, some of our properties are eligible for the Section 8 Housing Voucher Program. Please call us if you have any questions about one of our great properties!

JCS Realty manages property for Owners.  It is the Owner’s choice, not JCS Realty’s, whether a home will or will not be eligible for the Section 8 Housing Program (HUD).  Unfortunately, not all our properties are Section 8 Voucher (HUD) eligible.  Properties that are eligible for the Section 8 Voucher Program (HUD) will be advertised saying such.  If you have any questions as to a properties’ eligibility please give us a call and one of our friendly leasing agents will be happy to answer any questions you have!

When applying for properties listed as eligible for the Section 8 Voucher Program (HUD), potential tenants are still required to follow the normal application process for JCS Realty Properties.
