How do I receive my monthly rental incomes? All monies received from Tenant(s) will be automatically be deposited into the account you provide us via electronic transfer once a month.
We do all the work; you cash the checks! Once a month, an electronic transfer of monies received from Tenant(s) will be deposited into the account you provide to us upon signing up for our Management Services. If I decide at anytime to cancel my management contract with JCS Realty how much will it cost me? If for any reason you need to cancel management services you can feel confident that we won't charge you a dime.
Although we always love to see our JCS Owners remain enrolled in our Property Management Services program, in the event you need to cancel the services, we do not apply a cancellation fee to your account. While we don't charge you to cancel, we do require a 30-day notice prior to suspending our services. What records will JCS Realty keep and maintain on my Investment Property? We keep track of all tenant records, repairs, improvements, expenses, and prep tax documents just like you would, if you had the time!
JCS Realty provides its Owners with 1099 records and monthly statements that are convienently accessible through our Online Owner Portal. We are also happy to provide Annual Profit & Loss Statements, Rent Roll, Maintenance Records, and Leasing Documentation upon your request.

What inspections does JCS Realty perform throughout the year to ensure my investment property is being looked after. Whether you want your investment property inspected every other month or once a year, our comprehensive top to bottom inspections will cover all your needs!
At JCS Realty, our Maintenance Technician conducts quarterly inspections of all rental properties we manage. In these inspections, our technician proactively assesses the property to ensure appliances, heating, air conditioning, fans, windows, etc. are in good condition and working as they should be. Performing these inspections allows our Technician to get ahead of any small problems that could spiral into big issues. While we recommend quarterly inspections, we do provide our JCS Investors with the option of conducting more or less inspections upon preference.Permalink for this answer
What is the minimum management contract length for JCS Realty's Residential Management Services? There is a minimum of 1 year management contracts for Residential Investment Properties with a "no cost" Cancellation Policy with a 30-day notice.
